KETTLER currently has an opening for a Director of Property Transitions in charge of acquisitions, dispositions and due diligence position with the ability to travel to all geographic areas that Kettler Management operates in. ·       Create annual operating budgets for new transitions

·       Create OpEx projections for 3rd party clients on potential acquisitions

·       Provide budget guidelines to establish income and expense benchmarks, turnover expenses, staffing levels, rent increase percentages and other strategies

·       Make recommendations for revenue plans and operating efficiencies for transition properties with ownership, VP of Operations and  Advisory Services         

·       Make recommendations for capital improvements and deferred maintenance  for transition properties with ownership,  VP of Operations and Advisory Services.

·       During Transition period prepare all reports, analysis, and budgets in an accurate and timely manner

·       Monitor, direct, and regulate leasing activity and market rates to maximize occupancy during transition

·       Maintain an ongoing in-depth knowledge of various markets, market rents, market trends and demographics to gain a competitive edge

·       Support leasing and property staff for initial 30-60 days of Management after transition or start of Lease Up




·       Lead property Transitions with assistance from VP of Operations and advisory services

·       Lead Due Diligence process and teams when Kettler is engaged to provide this service

·       Provide excellent customer service and display courteous and professional attitude toward all customers

·       Maintain availability or coverage for emergencies or on-call duties as needed



·       Review bid summaries, service contracts, vendor information and insurance documentation for transition and lease-up properties

·       Standardize all property operations to Kettler standards and initiate changes as needed during transition

·       Oversee Transition team which includes a PM, SM, Tech and Leasing Agent

·       Main POC for Dispositions

·       Recruit and select Property Managers and assist in hiring of other property team members

·       Train, coach, and mentor Property Managers and other property team members

·       Provide ongoing feedback to team members


  • BA or BS or CPM and 5 years multi-site experience required
  • Three years’ experience in direct supervision of management staff of two or more
  • Must be willing to travel throughout North East, Mid-Atlantic and South East. Travel is approximately 60% of time.
  • Three years of experience in management multifamily building
  • Excellent knowledge of eviction law, Fair Housing and other legal issues affecting
  • property management
  • Strong computer skills including Microsoft Excel, MRI, Yardi and One-Site
  • Lease-up and Renovation experience highly preferred
