The Director of Marketing Services leads Kettler’s marketing operations and strategic services for the property marketing group. S/he oversees the field marketing team members and drives strong marketing strategies that enable the alignment of external (client) and internal customer objectives and goals. Additionally, the Director of Marketing Services ensures the execution and positioning of Kettler’s marketing platform.



  • Leads and supervises national property marketing team.
  • Sets operational strategy and goals, in conjunction with Chief Marketing Officer’s platform initiatives.
  • Develop, manage and oversee the department’s menu of services. Regularly evaluates and measures service performance, in maintaining relevant and engaging resources that support competitive and cost effective marketing strategies.
  • Ensures client customer-centric engagement throughout operations and service touchpoints.
  • Analyze opportunities for prospect acquisition and ensures that relevant business model and resources are in place and are in alignment with Kettler customer journey strategy.
  • Create on-going blueprint for managing multi-channel attribution, in keeping pace with consumer behavior and digital channel evolution.
  • Serve as ombudsperson for the Kettler Online Store, in ensuring that relevant promotional items are in place to promote consumer experiential strategies, brand positioning and awareness and other parallel brand resources.
  • Ensure internal customer experience and access with Kettler Online Store is efficient and evolving with relative innovation, digital access and Kettler internal information infrastructure.
  • Maintain operational relationships with all Internet Listing Services representatives, in monitoring and ensuring lead attribution performance is in alignment with Kettler’s Media performance standards. Hold quarterly meetings with national ILS partners, in benchmarking performance against Kettler’s media performance standards, in ensuring optimal media spend for clients, while validating the integrity of the media selection.
  • Formulate and maintain scalable partnerships with creative agencies that partner with Kettler in developing local property brand identity elements and collateral. Ensure that these partnerships are adhering to Kettler creative standards.
  • Regularly maintains current insights on consumer trends through persona, market segmentation generational and other consumer-centric data points.
  • Monitor market for best practices that will improve and optimize the department’s operational and strategic performance.
  • Develop and manage customer facing template library of branded marketing operational resources such as marketing plans, marketing budgets etc. to be used in daily marketing operations.
  • Engage collaborative relationships with intra-departmental disciplinary groups that support enhanced efficiencies and next generation practices.
  • Contribute to marketing effectiveness by identifying short-term and long-range issues that must be addressed; provide information and commentary to support recommendations, options, solutions and courses of actions.
  • Undertake continuous analysis of competitive environment and consumer trends. 


Education and/or Experience

  • College degree and 7 plus years in Multifamily property marketing highly preferred.
  • 4 years of supervisory experience.
  • Must have three years of experience working in and managing a digital property marketing environment.
  • Knowledge of Yardi product suite is a plus.


Skills/Specialized Knowledge

  • MS Office (Word, Excel, and PowerPoint).
  • Ability to read and interpret business intelligence data and other reporting tools.
