  • Overview

    Under the direction of the Vice President of Asset Management, the to Asset Management Associate will interact with multiple departments within both Kettler Inc. and Kettler Management Inc. to provide analytical support and strategic direction for Kettler’s large portfolio of multi-family assets. 

    Responsibilities

    • Develop and implement property level strategies for leasing, operations, and capital improvements that will maximize property performance.
    • Collaborate with Kettler Management to review and approve annual operating budgets and implement longer term business plan.
    • Prepare property-level reporting packages that track actual performance against budget, reforecast property cash flow, and market comp/pipeline data.
    • Provide monthly operational updates to senior management that highlights property performance, value-add opportunities, and strategies to mitigate risk.
    • Assist Acquisitions department with due diligence, pro forma review, and closing transition.
    • Oversee project lease-up and renovation activities.
    • Support project disposition, recapitalization, and refinance efforts by preparing analyses and assisting in due diligence/closing process.
    • Model ownership waterfalls to track investor returns, promote hurdles, and projected IRR.
    • Understanding of asset valuation methodologies to conduct both internal valuations and review of external appraisals.

    Qualifications

    • Bachelor’s Degree, preferably in business.
    • 5+ years of commercial real estate or asset management experience.
    • Strong analytical and quantitative skills with advanced proficiency in Excel.
    • Ability to effectively lead and communicate in a dynamic team environment.
    • Experience managing a diverse number of tasks simultaneously.
