  • Overview

    The Construction Manager will be responsible for overseeing all on-site and off-site construction activities.

    Responsibilities

    • Project Specific (Boro):
      • Attend weekly OAC meetings and other applicable on site meetings with consultants, contractor and subcontractors.
      • Maintain / evaluate contractor CPM schedule and progress. Work with third party scheduling consultant for periodic updates.
      • Maintain on site building permit sets and monitor / assist as needed in the inspection processes.
      • Assist with County issues as it relates to waivers, proffers or areas that require interpretations.
      • Establish/maintain positive relationships with owners, inspection authorities, and other parties as required.
      • Conduct box pre-walks for all units implementing determined standards for implementation into the units.
      • Conduct walks and coordinate with ADA consultants for compliance at units, common areas and adjacent site areas.
      • Organize project records including: subcontracts, rfi’s, submittals, change orders, permit revisions, and construction documents issuance.
      • Notify VP’s of suspected significant known cost or schedule exposures.
      • Manage entire project turnover process with GC, Property Management and Ownership for the 677 units of which 140 are condos.
        • Provide weekly progress updates per current reporting forms
        • Directly oversee two turnover teams which will include at minimum 2 construction site managers
        • Organize manpower schedule working with actual contractor actual production rates from contractor
    • Manage and oversee Warranty Dept. and Existing Project Closeout/Bond Release (active project portfolio) reporting directly to SVP.
    • Support Asset Management and act as liaison between Development and Property Management for post-completion issue resolution reporting.
    • Future assigned projects similar to Boro description

     

     

     

    Qualifications

    Requirements:

     

    • Proficiency in Microsoft Office, Microsoft Project and Adobe Acrobat.
    • A minimum of 10 years construction management or related experience with multi-million dollar projects.
    • Comprehensive knowledge of construction, permitting, site codes and general contractor practices and processes.
    • Familiarity with budgetary skills with experience in managing budgets and costs effectively.
    • To perform the duties of this job, the majority of the time will be spent on site including physical walks. Temporary space provided on site as well as at central office.
