Overview

This position offers an opportunity for a motivated individual to join a dynamic real estate development team as a Development Associate. Reporting directly to a Managing Director, the Development Associate will serve as a junior member of the team while playing a significant role in the successful execution of development projects. This role involves hands-on involvement in project administration and management across the full project life-cycle, encompassing entitlement, pre-development, construction, and project close-out, including bond release administration. The position carries a strong project management focus, requiring coordination with internal teams and external partners to ensure project milestones are met. It is an ideal opportunity for an individual eager to gain comprehensive experience in the real estate development process within a collaborative environment.  

Responsibilities

  • Project Life-cycle Support: Actively assist the Managing Director and project teams in managing real estate development projects through all phases: supporting entitlement processes, contributing to pre-development planning and analysis, assisting with construction oversight, and supporting project close-out procedures, including bond release coordination.  
  • Project Administration & Coordination: Manage essential project documentation, diligently track critical dates related to contracts, due diligence items, regulatory submissions, and project approvals; schedule project-related meetings, and prepare presentation materials for internal and external stakeholders. Assist in maintaining and updating site improvement and homebuilding lot inventory schedules.  
  • Contract & Vendor Management: Assist in preparing, processing, and meticulously tracking contracts, Purchase Orders, Change Orders, and associated documents for consultants, attorneys, contractors, and vendors. Support the process of requesting proposals, soliciting bids, analyzing submissions, and preparing documentation for contract awards. Serve as a reliable point of contact for coordinating vendor and contractor activities as directed.  
  • Entitlement & Permitting Support: Support the facilitation of project approvals, entitlements, and land use/zoning changes by coordinating with sellers, brokers, agency staff, and governmental officials. Assist in tracking consultant objectives, schedules, and work product related to entitlements. Support the process of obtaining necessary permits and studies (e.g., wetlands permits, Environmental Site Assessments, noise/fiscal/transportation studies). Assist in tracking permit renewals and close-out procedures.  
  • Due Diligence & Acquisition Support: Assist in performing due diligence review during land acquisition phases. Take responsibility for assembling, organizing, and managing comprehensive due diligence materials required for project financing, acquisitions, entitlements, and loan conversions.  
  • Construction & Development Coordination: Assist in monitoring contractor progress and verifying work completion. Support the coordination between land development activities and homebuilding operations. Assist with utility coordination, including tracking agreements and requirements. Support plan review discussions and assist in tracking value engineering efforts.  
  • Budget & Financial Support: Assist project teams with invoice review and processing. Support the monitoring of project budgets against actual expenditures and assist in tracking project cash flows.  
  • Stakeholder & Agency Interaction: Assist in coordinating and preparing for meetings with governmental agencies, inspectors, and HOAs; attend and participate in municipal/agency land use hearings/meetings to provide support. Assist with the preparation of HOA documents and support HOA coordination as directed, including assisting with project dedication and bond release processes. Support the tracking and management of documentation related to project bonds and Letters of Credit (LOCs), including reduction and release efforts.  
  • Internal Reporting & Data Management: Maintain and update internal project databases and tracking systems; contribute significantly to the preparation of regular internal reports detailing project status, schedules, and budget adherence.  
  • General Support: Perform all other duties as assigned to support the land development team.  

Qualifications

  • Education: A Bachelor's degree is required. A degree concentration in Real Estate, Urban Planning, Business Administration, Finance, Construction Management, Architecture, Engineering, or a closely related field is preferred.  
  • Experience: A minimum of 2-4 years of relevant experience is preferred. Applicable backgrounds include real estate development support, project coordination (in construction, real estate, or related industries), construction administration, or paralegal support with a real estate focus. Candidates demonstrating strong transferable skills and aptitude may be considered.  
  • Skills (Required):
    • Exceptional organizational skills and meticulous attention to detail are paramount.  
    • Demonstrated ability to effectively manage multiple tasks simultaneously, prioritize workloads efficiently, and consistently meet deadlines within a fast-paced environment.  
    • Strong written and verbal communication skills, enabling professional and clear interaction with internal colleagues, external consultants, contractors, vendors, and public agency representatives.  
    • Proficiency in the Microsoft Office Suite is essential, particularly with Microsoft Excel for data tracking, analysis, and budget support.  
    • A proactive, resourceful, and self-motivated approach, combined with a strong work ethic and the ability to thrive within a collaborative, team-oriented setting.  
  • Skills (Preferred):
    • Familiarity with the core stages and processes of land development (entitlement, financing, design, construction, bond release).
    • Prior experience reviewing, processing, or managing contracts and related documents.
    • Experience utilizing project management software platforms.
