The Regional Operations Specialist - Area Manager, under the direction of the Senior Director, Central Business Office, must have the ability to quickly adapt, assess and prioritize needs, provide multi-site leadership and project management, demonstrate excellent customer service, and coordinate all aspects of apartment community and Regional Operations Specialist Team operations.

 

Compensation: $110,000 - $120,000

Responsibilities

  • Partner with Regional Property Managers, Regional Service Managers and Vice Presidents of Operations to prioritize community needs throughout the portfolio to strategically and most effectively manage the schedule of the Regional Operations Support Team while minimizing expense to the corporate ledger.
  • Hire, supervise, coach, and develop all Regional Operations Specialist Team and on-site team members, including maintenance personnel.
  • Organize and lead weekly team meetings to present departmental and organizational changes in a virtual setting.
  • Organize and lead quarterly in-person team meetings to engage and motivate productivity and provide cultural enrichment for the department.
  • Serve as a brand champion and subject matter expert in KETTLER platform, and provide mentorship services to team members throughout the portfolio.
  • Lead by example to maintain a positive climate and a high-performing, engaged, customer-focused team.
  • Deliver a positive customer experience, quality living environment and the achievement of property goals.
  • Manage administration of property operations and leasing office, maintaining compliance of all conventional and affordable lease requirements, benchmarks on company KPIs and accuracy and timeliness for all required reporting and deliverables.
  • Manage portfolio financial performance by creating and achieving annual operating budgets, monitoring expense control, and analyzing monthly Profit and Loss Statements to incorporate strategies for improvement
  • Provide budget guidelines to establish income and expense benchmarks, turnover expenses, staffing levels, rent increase percentages and other strategies.
  • Monitor financial operations and achievement of budgeted NOI.
  • Review AME checklists and Monthly Accrual Checklists and ensure compliance with the process.
  • Participate in due diligence and community transitions.
  • Maintain company and brand standards throughout all aspects of the community.
  • Ensure rent is collected in a timely manner and follow appropriate procedures when residents are delinquent.
  • Contribute to achievement of team goals, leasing benchmarks, and resident retention.
  • Support outreach initiatives that effectively market/promote the community.
  • Understand the current sub-market and mentor others to ensure their comprehension.
  • Utilize company guest suites/resources as available to minimize travel expenses.
  • Other duties as assigned.

Qualifications

  • 4+ years of progressive experience in the property management field.
  • 2+ years of supervisory experience; Multi-site experience preferred.
  • Must have a current, valid driver’s license to float to properties located in the DMV market and regionally as needed.
  • High School Diploma with comprehensive experience in property management; Bachelor’s Degree preferred.
  • Experience with creating monthly departmental schedules involving employee counts greater than 10 persons.
  • Computer proficiency and knowledge of Microsoft Office Suite.
  • Extensive knowledge of Property Management software programs- Yardi platform experience preferred.
  • Tax Credit and Market Rate community experience is preferred.
  • Demonstrated leadership ability and proven history of success with the leasing and property operational processes.
  • Must be able to work on the weekends.
  • Must be able to walk apartments, communities, and grounds, including steps and climbing stairs.
  • Excellent verbal and written communication skills and ability to interact with residents and internal and external customers in a positive, professional manner.
  • Strong financial analysis, budgeting, and P&L management skills.
  • Working knowledge of applicable Landlord Tenant Laws, Fair Housing mandates and other legal issues affecting property management.
  • Experience with capital projects including apartment and common area renovations.
